After five years of active duty I deiced a change of scenery was a good idea, which lead me to Cape Cod.My goals in real estate are buy and hold rental properties, mainly multifamily.

High risk involves things like replacing windows and scraping activities and have to be done by a licensed deleading contractor. 

Within a few hours you can be downhill skiing in the winter or at the California beaches playing in the surf.A lot of high tech is opening shop in Tempe and Chandler (near Phoenix) and housing is more affordable than other successful cities.

Once it warmed up the people that live across the street are outside all day sitting on the porch, playing loud music, partying, selling drugs etc...  

I am not a realtor but I think the office, where you're going to be associated with, is going to play a big part.I've seen agents that focus on investing from the larger brokerage such as Remax, B&W, KW etc.

Definitely negative cashflow for the near term, though.As you can see properties like this are mostly just speculation plays with moderate negative cash flow. 

I also found an article noting some of the newer activities to enjoy near the area, such as a new casino, breweries, hiking and camping, and more with only about a 2 hour drive from NYC. 

From what I hear from active participants (and read) for those doing deals in the DFW metro region, it is hard, but not impossible.

Or I'm open to talking with other investors looking to raise capital for active deals.
