Also, could it be that the math is the same but the 50% can be adjusted for each case to be a more accurate estimate?

I spoke with a property manager about realistic rent expectations and called the county to verify exactly what the tax increase could be, so I have a good expectation that these (admittedly conservative) numbers are pretty accurate.

The listing price on their rental advertisement does match what they have called out on the proforma, so I would suspect the rents are for the most part accurate.
