It’s best to get a ball park idea of costs before you start the design process but you you will not be able to get a detailed thorough estimate without complete plans and specs.So yes you are on the right track getting rough costs before complete design phase.

My realtor said he's ok with passing along low ball offers on my behalf, so I'm working on a strategy of just offering what I can make work and moving on if it's not accepted.

Every one seems to be offering about the same rate and ball park numbers for points If you don’t mind me asking what is the technicality that made you stop with signing on with them maybe it’s something that I should be paying attention to?

IE I quit my job because nirvana to me is being a landlord LOL.. and dealing with tenants .Whereas high End A class your dealing with much more stability and neighborhoods that don't have crime and all the other social issues of the day.. plus you can exit to homeowners your not stuck with the ONLY exit is to another investor who reads BP and is going to low ball you and they want a higher return than you do therefore you lose money at the exit..
