Like you've stated, while there are no tenant/landlord laws regarding second hand smoke in Florida- landlords are required to provide safe and adequate living conditions for their tenants by way of implied warranty of habitability.

We dont provide warranty for the washer and dryer in the home. 

The BEST approach by far is have the home pre-inspected and with a warranty and have your Realtor have BOTH of those ready and available on your kitchen counter at round -up at the viewing.

For under $3 sq ft you can get 22mm wear layer products that are water proof and have life time warranty residential. 

Lastly if something has MUCH older major mechanicals I don't mind to ask the seller to pay for a home warranty for a year in the hopes that those items might go out sooner than later! 

For example, I used home warranties as my first line of 'defense' against maintenance issues.  

classic Home warranty scheme- A/C stuff is serious and would always require a quick trip to take a look- Wait an extra day.

But I’m not comfortable with that because there’s no warranties against future damages or mold which could lead to bigger issues.

Owner pays.Unless your lease reads like mine:  Any fridge or washer/dryer is left as a courtesy, but any repairs or replacement will be paid by the tenant , no warranty provided by landlord.
