Best case scenario:  She is a victim of identity theft and she is legitimately trying to correct errors on her credit report. 

I think its a combination of wanting the borrower to commit (as they know jumping ship will cost them) and compensating them for the work should the deal fall through.

If you're getting it for less than 250k, but have to put 100k into it are you confident you'll get enough out of it at sale to compensate you for turning the building around? 

I know in mine the upstairs tenant would text the downstairs tenant that he was chilly and for her to max out the thermostat setting so he’d be comfortable .. as much as I hate that type of setup it still can make money if you offset the rents to compensate
