With that said, about 2 years ago I was having difficulty with them getting the deals to the closing table. 

I know they have a "landlord round table" about once a year you might find interesting, and of course many members are landlords of various experience levels, some with quite a few war stories to tell.I'd say, if you haven't already, familiarize yourself thoroughly with Rhode Island landlord-tenant law.

CA  and Seattle and portalnd you have physical constraints as well. mountains oceans rivers etc etc.. its not like flat fly over land were sprawl is easily achievable and the only thing stopping it would be govmit 

I will tell you that I am not normal...that said, if the deal is a real sweetheart, I will offer to pay not only the agents commissions but the closing costs as well...this is the easiest way to get everyone to the table quickly...but the deal must be stellar.

It is very important for me to bring some knowledge or skills to the table, otherwise I don't want to waste people's time.

So everyone would sit around a table almost and swap at once. 

You'll need to bring some kind of value to the table since those who are doing deals are usually too busy to just take in newbies for the sake of philanthropy.

The most important thing is that you get everything on the table as before you get going.
