You may want to look into specifying in your new leases with future tenants in regards to basement common storage area use. 

Unique situation, you've been allowing him to store the car and tools for so long and now they need a new home.Some of those old cars can sell for ton of money.If it were mine, I'd make a deal with the renter, he pays for and puts up a tent garage for the new storage of the car and tools by the end of the month (you will have snow pretty soon) in the yard where YOU choose.Then he can deal with the car and tools at his leisure (tools sold on Craigs list, and maybe get the car sold there too, or sell it to an old car dealer.You have already been storing it for him, and this might get him to take action (without much pressure from you) (???)

It is going to be a self storage. 16,000 sqft gross area and 12,000 rentable area with $12,000 potential gross income.

What will the taxes be when it's finished.Have  you talked to an electrician to make sure enough electricity is available a the drop(s)/(service lateral(s)), for the new code requirements.A Sewer Cam inspection is always a good idea on older real estate--being there during this inspection with your own site map to make notes might be helpful...ask them how long it will take, and ask the to check if backflow prevention devices are in the sewer lines--they can prevent one units sewer backup from coming up into another unit.Good Luck!

Live in fixer upper house hack with 3% down conventional, then live in fixer upper with 5% down, and then just continued on buying regular rentals with seller financing and a BRRRR and then recently got into self storage.

I am looking to put in more offers on a few self storage facilities and want to get other opinions on one example offer price.
