Go to propwire or propstream and look up cash buyers who own at least 500 or more in FL within the last 3-6 mths.

I think a lot more younger college grads are sticking around and it could be helping the rental market.

Our market is very heavy tourists, so a lot of individually owned STR condos, but honestly I've personally have had more success in long-term rentals doing the BRRRR strategy with small multi-families and B-Class SFR's. 

You could always put more down but you do get a slightly lower rate when you have PMI.Great thing about going into a 4 plex or multifamily first is your creating passive income from the first purchase.

You may have local more stringent local rent control.
