I chose the triplex because it was right across from the police station, within walking distance to a CVS and other local shops, and basically right downtown in a small city, but it sits in a very quiet neighborhood.

Again, this is all based on my personal observations and not supported by any market analysis :) We like to purchase small single family homes that are 2 or 3 beds and 1000 sq ft or less, and our tenants are responsible, young professionals and tend to have stable, service-related jobs (nurses, police, military, etc).
