There are plenty of reasonable renter protections that this industry would be better off having in place, protections that you're probably going to find that many, many of the people participating here on Bigger Pockets already include in their own business models.

Are you all participating in profit share?

Look for a net 0% loan rate, or "participating loan". 

However, it gets more complicated because their is no Purchase and Sale Agreement or Contract of any kind involved when you participate in auctions like this, so the integration into the 1031 Exchange gets more complicated.
