But all things considered the city limits are small and you can find property 5 miles from dead center of downtown that is outside city limits and run a STR there.

No great schools surrounded by bad ones, no river or lake front homes, no projects of new homes surrounded by older homes, no universities or premier medical centers.

Some people say they can get more rent that way, but we tried it with a awesome house in the center of Austin that's great for students and young singles etc, but I found we couldn't get any more money by renting it by the room than we could renting it as a whole. 

Even a small center is 2 to 3 million and typically 35% down.

What parts of Atlanta does most of your real estate business center around?

Landlord risk if you make 500k a year buying a 2 million center then might be able to OUTEARN your mistakes.
