I plan on living in it for at least the first year to qualify for FHA, so it would be in Colorado Springs where I live and work currently.

There is not a time limit for how long it has to be owner occupied but the intent must be to live in it.

I live in Virginia where I reached out to a home owner who lives in another state who has a house that has been unoccupied for over a year.

Since LA has banned STR for more than 90 or 120 days, requires one to live in the property for 9 months or so and ADU's or guesthouses cannnot be used as STR, how does a host pass the Material Involvement test?
