There are some areas in town that would still allow a mobile home to be put on the property with an affidavit of affixture but with a 5th wheel the logistics of hooking it up to water, sewer and electric also play a part.

Just look up your competition, check their calendars for price and availability, drop those details in a spreadsheet where you can play with things like occupancy rates to see what you could do with a similar property.

Basically if you only have one listing and are a superhost you can beg for money from them and they will play kingmaker.

You could reach out to the escrow agency if your agent is playing around with you.Personally, I would tell them to go pound sand and protect my cash and find a new agent.Good luck to you!

Wait until the current tenants leave, then you can clean it and show it.I normally show occupied rentals but we need to follow the rules and play the game, even if it costs us a little.

I am a multifamily investor, not in the hotel space, so I would like some feedback:-Typically hotel is considered "higher and best use" than multifamily, and maybe if I operated it as such it could be, but this property is poorly managed, and has no flag on it, and because I am a multifamily investor I look at it as a multifamily play and it is looking like a slam dunk IF the city approves the re-zoning.
