Benjamin, keep moving forward. all good advice from @Jonathan Smalls and @Grant Berthold, i think if you don't have the money to put down, new to real estate investing and have a background in sales, maybe the way to start is with property Management. you may need some money to advertise and get your name out there, but it would be a low cost way to get into the field and to even see how other investors do things, you will be able to talk to them and maybe pick there brains at times, what better way to learn and make money while doing it.

As a seller, and to protect my tenants from lookie-loos, I would never allow a casual inspection and an appraisal would need access to the interior, so without a serious offer and earnest money deposit I would not grant access to the unit.
