@Art Maydan why would you want the additional liability of putting the utilities in YOUR name?

Here is the "lesson learned" : on the county listing, under "PARCEL#/NAME" is "Foster & Foster Tax Sale" (the primary law firm handles the sales) - scroll down the list,  if there is an addition firm listed (last time was AMS), there will be 2nd sale group. 

I recommend exploring https://www.zillow.com/research/data/and engaging with local real estate groups for up-to-date market data.

It's a way to spread the risk and also meet the seller's financial needs.Creative Financing Methods: Other creative financing methods, such as a wrap-around mortgage, might be worth exploring.

They are now requesting/requiring listing an “owner” as additional insured.
