Hello BP Community,I'm looking for a recommendation for as to service that will allow me to look up comps with high level of detail and updated accuracy for across the US.In my Florida market, I use "IMAPP" which lets me put together my own comp methods, so I can make searches via subdivision, lot sizes, living areas, year built, time frames, sales history, property type, draw custom maps.

I'll be speaking at the planning commission in July and would love any additional ideas to bolster our argument. 

I have no idea what your contract says and I have no idea what local customs and laws are.

It would be a mistake to think that you are going to be able to rent your unit for a much higher rent by getting a different kind of customer.

I took out a wall separating the kitchen from the living space to open up the floor plan and put a concrete counter on some new custom cabinets.

So you need to either buy properties significantly under market value or at market value with great cash flow.Without getting into the argument about capex numbers, your opportunity here is in the 1% region.

Find one that does not have a high-priced long-term monthly contract, flexible pricing, and excellent customer service.

That's one of hte arguments for putting a few properties under one LLC, or similarly just holding under your personal name. 

It's frustrating to tag all those people and not have it work :( (and I'm a paying customer now!
