With the rent demand in our area, you don't really need to put it in the MLS. 

These would be in an appreciating area, so cash flow will be low. 

For turnkeys, most providers use 7% of the monthly rent for vacancies (but double-check that with the area the property is in) and 5% for repairs.

All my rentals out here in the Bay Area have Section 8 tenants in them that I personally screened.

Make sure the verbiage does not leave grey area.

Rentals for 30 days or longer you don’t need a permit, ski leases are a great option if you don’t plan to use the place at all in the winter.
