If you ever even get to that point it's possible (depends on your state) to even get subpoenas to force past tenants to appear for testimony.

You say the smell is now only in the basement so it appears you've hit the worst of it upstairs.

Hello friends,So I was out walking for dollars and noticed a vacant home that actually appears to be in good shape.  

Rent is currently $450 per unit but appears it should be in the $600-$650 range.  

From what you show, it appears that you are being offered a Commercial Loan, ask for a Consumer or Residential Loan.

On one hand, I can understand your tenants concerns if his dogs are in the back yard and he was unaware that you two would be entering the yard with them there.On the other hand, the comment "what the hell are you doing on my property" should set a landlords teeth on edge.While you do not wish to do anything at this point you do have the option (it appears) to consider legal action regarding the second dog that was not approved by being added to your lease.   

I'd wait until Feb 2021 myself.Again, my approach appears to be different and may not suit you.

It does give the walls a better appearance but does not look quite the same as regular walls. 

It appears to be a rental that you haven't lived in for 2 of the last 5 years so you may have capital gains and depreciation recapture.

So far I have what appears to be a few good tenants, a good lease and a good deal, but that can always change later.BTW, if anyone else had been dealing with TNRE1120 around Memphis let me know.
