Second bit of advice is to get your real estate license if you plan on doing more projects.

The second method being googling we buy houses + my city or sell house fast + my city to find these people.I've been trying these methods and especially with googling I'm just running into other wholesalers.

I'm not a single mother though, I will have help from the father (that info plays into my money expenditures).

Also AS @Edward B. stated completely bad Karma to kick someone out of their home that rescued it the morning before the sale I don't care if it was 5 minutes they got the dough there.watch the movie 99 homes to see the other side of this heart wrenching things owners went through.for these reasons we rarely anymore buy homes that are occupied.. if its abandoned then its a different story.think about your mother or father being booted out.. or someone you love.. then make your decision.

Neither of us have RE estate experience but my father is a broker and older sister is an agent.

My experience has been the more time you put into something and hustle, the chances of you hitting that lucky deal increases.I am in the second full month owning the property and I feel confident that I am going to hit the numbers that I modeled. 

Ideally once we have our first or second purchase under our belts, we would then start looking into duplexes or fourplexes.
