They have worked on a lot of projects for investors I have worked with and I'm sure they could help you on this current or future projects .

However, if they do, they are likely just 'okay' with it and would likely leverage the 10-07 market rent analysis on the appraisal to actually calculate and determine the official DSCR during Underwriting.Hope that helps, if you do have a tenant who is willing to be flexible, the 12 month is always the safest bet.

(But I'll try to give you a bit of a primer to help you out).First and foremost - in Florida - Foreclosures are usually ALL CASH transactions - meaning financing isn't an option.  

Options are limited but I have a source that can help with permanent financing, i.e. 30 yr fixed, interest only 30 year term.

You'll have to connect with brokers who can help you source these type of deals.
