I stress to all tenants that they must do what they can to mitigate damage if necessary, like turning water off in a leak before it creates more damage, but they are not to complete repairs and can be liable for cost of inspections and additional repair if  necessary if they do it on their own.

I tried being a flipper for 3 and a half years, and in my experience, I made about the same amount of money that I did as a wholesaler, only with a lot more stress and headache.

As a first investment too it's much less stressful.

Generally that is more mom and pop type stuff and banks underwrite and stress test it pretty conservatively for margin.

I am extremely happy that I found the BiggerPockets community because that gave me the spark to say that my dream to become a real estate investor is within reach and that it is never too late to start.I currently love my W-2 job, but with the amount of stress that it puts on me and my family I realize that it is not something that I will be able to do forever.

Be sure to build for scale and do things the "no stress" way to build truly passive investments.
