@John Underwood Hey John, yep - most of these tools have a variable pricing model that charges you per listing.

It's tough to exclude any asset class because of so many variables.

Seems there are Pros and Cons to both (interest rate variability, repayment terms, etc), but being so green at this, I'm feeling a little like a deer in the headlights.Thank you again and I look forward to hearing back from you!

The prices of commodities are so variable. 

The most important variable would be your tenant in these areas, they can make or break your investment.

I know it is variable but it is expensive.

In any case if the first is sufficiently large as a percentage of market value you risk holding a junk” second.these deals rarely come off without the buyer needing some kind of modification from the seller, even if it’s just an extension of time.  

This same question goes for appreciation percentage or value that you are looking to achieve.
