@Paul Brar there is a lot to consider to answer here but basically lots will sell for 20-28% of the value of the house unless you have a unique location that commands a higher price.

I haven't come across new investors that take the approach you suggest, but that doesn't mean you shouldn't do it.You don't use pictures from the listing to analyze the deal...you use real numbers.
