You could have 8 water heaters or roofs go out in a short period of time. 

However, after looking for multifamily properties in surrounding areas on listing websites (such as Zillow) I have found that any duplex I find is either a) nowhere near where I work (+1 hour commute time) b) seems to need A LOT of renovation work or c) is out of my price range that I can afford.

They are usually between $175 and $125.If it’s in good shape and the furnace and roof are not old then the numbers make sense.  

There’s a problem with the roof as well but I’ve asked the agent to speak to the seller and see what they can come up with.

The great @J Scott (of BiggerPockets authorship and podcast fame) posted the following on his Facebook page yesterday (italics, all credit to him): I was young, but I remember back in mid-eighties before the 1987 market crash when the stock market was on fire -- but the economy was heading in the other direction, corporate valuations were through the roof and interest rates were rising.A couple years later, everyone was saying, "I'm not sure how it wasn't obvious to everyone that the market was broken and it all had to come crumbling down?"

If the property is new or recently upgraded, that is, roof, HVAC, plumbing, electrical, the BIG cost items then number 1 is good. 

This is a unique one.....We replaced the roof on one of our commercial properties this last summer.
