I have proof that I took the cash out of my account for the deposit and rent, but I suppose that is not proof that I handed it him. 

Really, they don't require a Realtor to bid, don't require any proof of funds to bid, don't require any credit card hold to bid, or anything.

If you win, you'll  have 1-3 days to review and sign their contract, get the deposit in along with proof if funds.  

Usually, investors need to provide proof of cash or certified funds before they are permitted to bid.

The cons are you need to pay cash and show proof of funds for purchase and rehab budget.  

You want lots of proof that you worked in good faith to resolve before you evict. 

@Harry Metzinger, yes we requested and were granted an extension fee waiver each time, since we said we (buyer) were ready to close at any time and included Proof of Funds with the request.
