Lots of numbers and lingo being tossed around it’s hard to sort out what’s fact from fiction and with no real way to substantiate any of it all we can do is go off your summarizations.

I like to work with tenants if something happens (luckily rarely) but I *would* expect the tenant to make payments of some sort  and even I would not allow a tenant to not pay rent for2- 3 months. 

This will be a sort of hind sight is 20-20 thing I think.

Possibly have some sort of outline that I can refer to in order to make sure that I can adequately vet the seller.

I'm a fan of in person classes when it comes to this sort of thing.
