If I have tackled the floors and hard surfaces (assuming no carpet here, but if you have that, I would probably pull it and clean/seal the plywood, and re-floor with vinyl plank), try this....

Back to the money issue though, I don't have any of my own to throw at the deal and from reading posts on here, investors want you to put some of your money in the deal so you have some skin in the game too.

Each is different.I can send you a list of some if you want.Normally they want you to have some real skin in the game...10-15-20-25%.They are going to take some up front processing fees from you....$1000-$2000-$5000.Deal has to make sense....They probably want to see your contract, your comps, your rehab, your project timeline.

Glue down plank works well but as with all hard surface installs in multi tenant units you have to be concerned regarding sound proofing on second floors and up (many cities now have ordinances so check).

This property had a small amount water came out from an area in the ground of a bathroom.The water was cumulated at the concrete around the PVC pipe which vertically comes out from the ground.The water eventually caused the surrounding small area carpet and laminate floor wet.I hired 3 plumbing companies in sequence (because the previous one cannot detect the leak but the water was still there).None of them was able to detect there is leak either from the slab or from the above ground pipe.I took the 3rd plumbing company’s advice to wait for a while.They said that it could be due to some special weather condition and there were water cumulated under the ground.And the water kindly climbs up to the surface.
