FYI Section 8 has limits on increases and has rent amount standards for the size of the unit and zip code.

The groups are defined by their size...sq ftg.  

This is exactly the type of workbook we routinely use for any size HOA.

I'm not sure yet but probably going to opt for saving for a good sized lot and go the land development route by design/building a 25 unit two story apt building. 

Blackstone isn't about to run out of capital, but this storyline does make a few things clear:1) Capital is actively coming out or real estate and into less volatile assets (bonds/treasuries)2) Independent of company size - if you don't deliver returns, investors will take their capital elsewhere3) Additional indication of reduced buyer competition and softening prices in commercial real estate

I'm assuming DSCR is no issue on small loan sizes in Michigan even with rates much higher than today.  

I'm ideally looking for a modest house that my family and I can live in, on a good size piece of land that I can put kit A-frames on.

I never looked into a deal this size.

This is a perfect example of how real estate investing is never a one size fits all.
