I had a client just east of there pulling the same rents, but it was a newer home. 

Doesn't seem like there is much interest from agents or property managers to get on board with another client, am I taking the wrong approach to this? 

The ones that do help will see you as a potential client in the future and recognize that helping you is good for business and ultimately in their best interest. 

They really only manage properties they sell to their clients.

If your lease doesn't allow pets, I would serve the tenant the appropriate notice of the violation for your state. 

There plenty of other opportunities elsewhere, my clients are involved in institutional grade properties across the country.

Assuming there will be no mutual agreement in writing to end the tenancy, the residential tenancy with an order granting the Landlord possession ends when 1)  The sheriff serves the writ of recovery, then returns to remove the tenant or 2) the tenant "abandons" the unit during the eviction process and moves out.
