When an appraiser submits the appraisal to the lender and then the underwriter wants a lower value and sends it back to the appraiser claiming they don't like his adjustments or comparable selections?

We close on June 1 so I am working through the project planning and queuing up contractors/supplies etc and selecting finishes.

Though you can get this money back after a time, it initially reduces your cash out or requires you to bring additional dollars for down payment.As @Jay Hinrichs mentioned, I've seen private/hard money become more expensive and more selective.
