An architect can definitely help with this, but not always required depending on local laws and scale of renovation.Focusing in functionality first is always a good starting point, because great color selection will never fix a house that just has bad flow.

If you know your market area well, you'll learn how to identify those areas (in my case, select northern suburbs of Dallas TX) where a future boom in growth and appreciation are highly likely - supported by a proven history of growth and appreciation (after all, money keeps following money).

Any construction still has to comply with the usual UDO regulations, notably setbacks, and do note that this change to the UDO does not go into force immediately.As has been pointed out here before, the Raleigh area has a very limited selection of multifamily properties.

However if you do select to pay off your primary mortgage, be sure to clarify that the payment is towards principal as opposed to generic which will simply pay your mortgage forward and be relatively high in interest.

If your PM did their job in tenant selection, your risk of a bad outcome should be minimized.I don't think it fair for you to lose several months of rent; however, it seems a little soon to be considering having them move on.
