#4...On almost all multi I expect to see deferred maintenance....too many investors don't keep them in good repair and just try to milk them into the ground.#5...some investor think...I never lived there....I've never seen the property...how can I fill out seller's disclosure?   

More bedrooms just means more people and more wear and tear on the property, so that $50 cash flow could be swallowed up quickly with added repairs or maintenance. 

I have offered to reduce the rental rate in exchange for him agreeing to maintain the property and take care of any maintenance and repairs up to $500 per incidence. 

Currently, I'm working with a plumber to upgrade old appliances, valves, and water heaters as preventative maintenance to avoid flooding issues in the future. 

New construction is generally (almost) maintenance free so management is easier than older homes.

They're especially great at putting the fear of God into you that if you don't use a "professional" to do the work, oh, water could get into siding, and cause serious damage, and no, no, no, you don't want that...They also offer the outside trim ("zero-maintenance") wrappers for the windows that you would want a bender brake to make.

@Drew Sygit I agree that a real estate agent may not have enough incentives to screen for a good tenant but then, tenant churn and maintenance calls are good business for property managers as well. 

We've found great apps that plug-in with our AirBnB booking calendar and allow routine processes like cleaning to be automated.There's a great opportunity nationwide as platforms like AirBnB & VRBO are experiencing a shortage of hosts.

Biggest thing I see is routine maintenance and answering questions from people that are unfamiliar with staying in a camper.
