It's my understanding that the wind/hail portion of damage is already covered under regular insurance policies with a much higher deductible, I believe, like 10%, so you'd be paying that first $20K yourself, anyway.

I decided to not take the HML route since it takes a good chunk of my profits. 

I regularly wish I was closer to that market - if I were you I would look down in the crossroads area or those little neighborhoods north of the plaza (can't remember the name). 

Already it takes an amazing amount of time off my regular work to plan, research and manage, but it's worked well so far and I've come to believe we can pull it off :-)

My first thought is that although they may be functional, for resell appeal it would be best to have these re-routed to the ceiling.

Otherwise, I agree with @Everett Marshall and @Tim Ball but there are other routes as well.

Also, these small community banks are acquired regularly and the guidelines and standards will change.

As a hotel contractor we deal liquidators and hotel liquidations on a regular basis.  

If your team makes money on a regular basis on your rules of thumb then your team will stick with you........
