It's very difficult to un-train a tenant.  

Since I took over the lease, my tenant has trained me to chase rent (one of the aforementioned mistakes).

Your brokerage should have extensive training for new agents from systems to getting leads, but often those recommendations include cold-calling and checking expired.

I got my license Feb 10, then started training with my brokerage February 24 to Mar 6.  

To take a somewhat extreme example, imagine someone performing free surgery without proper training.
