Ultimately the lender will require a personal guarantee from the borrower unless the property qualifies for non recourse financing (which is rare and generally applies to larger transactions than those contemplated or executed upon by BP forum posters).

this is me and my partners 1st deal we got 14 days to find a buyer/ or find another exit strategy.My question is, how can me and my partner work with a private lender to get this deal closed if our buyers we made contact with are not serious about closing but we know there is money to be made in the deal!?

I am yet to get one though, but I am eager to get my first and be there every step of the way so eventually I can be the head honcho aka the sponsor of these deals.I am getting a bunch of leads every week, through brokers, lenders, PM's, etc but mainly through brokers.
