There is also an addendum which states the lease will automatically renew year to year unless one party gives the other 60 days notice.

This language should be removed from your governing documents because Association deductibles are high and several claims can put the Association at risk for cancellation, non-renewal and high premiums.

You might have to drop your price into order make a deal but 100% of something is better than 100% of nothing.If you've tried that, be up front with them and tell them that the buyer is willing to renew the contract as long as it takes to get a buyer.
