Non renewal on month to month is best course likely.

His lease is not being renewed at the current place after 2 years (rent is the same as we are asking).  

There is also an addendum which states the lease will automatically renew year to year unless one party gives the other 60 days notice. 

Another problem I see on Craigs list is you always have to re-new the ad or it gets buried.

This language should be removed from your governing documents because Association deductibles are high and several claims can put the Association at risk for cancellation, non-renewal and high premiums.
