As in the demand for rooms to rent in a single family home, how long the room would sit before rented, etc.Any and all advice are much appreciated!

Sit down with yourself and write out what is the best thing which can happen if I pay off the debt, what is the worst thing which can happen if I pay off the debt, do the same scenario planning for investing now, and go where the greatest weight is. 

If I tried that here I’d be sitting on vacancies a real long time.

Part 2:I have plenty of money in the markets and dont want to invest anymore there, but am sitting on a pretty big pile of cash that is really only earning 1.3% APY in a few high yield savings accounts.

Commercial properties are great when they are rented, but can sometimes sit for long periods of time in between tenants.

I haven't done a short sale in close to 15 years, and now I've got 3 potentials sitting in my lap, and I'm not even sure if the process is still the same as the last time I tried this. 

There are a few condos sitting unsold, (although all of them face inward into the building).

Luckily, this property cash-flows no matter what I do with it, but had I not taken the time to find that out I could be in another property that would not sit as pretty as this one. 

I am assuming this is the same case for carrying that passive rental loss over to the flip (because flips are considered "active income" also) which means I'm sitting here with 25k in cash that I've got to pay taxes on.
