I personally fell that properties I'm buying will allow me to (continue to) hit my appreciation goals but allow me to hold and make cash in the meantime.  

I regret not withholding rent since the unit was technically uninhabitable due to the fire detectors and the door that was broken down was compromised, and the fact that if the cabinet hanging off the wall ever fell I would be dead.

Im being offered a 3 fam. just appraised at 125K through MLS, but financing fell through, owner wants 80K for a quick close. 2 out of 3 apartments are rented bringing a total of 1,400 monthly rent.

I used it for single family properties and the data fell in line with data I pulled from other methods.

He doesn't and never has flipped for a living, just done a few deals here that there that fell in his lap.

That place was a nightmare unfortunatly it fell through not to worryed though living with parents saving 3k a month should have enough cash to not use va loan soon and keep leveraging free living while i can thinking i mite wait this sellers market out i ended up going door to door in maple grove and found a commercial investor who is willing to mentor me so im going to start really following her.

She told me that the present owner had given it to her in return for on-going prostitution services and that he had never transferred it officially to her name after he got mad at her.The county will end up taking the home at some point for unpaid taxes. 

We had similar issue shared driveway and property line was like 60/40 over the middle of the narrow 10 foot driveway between buildings.. when we went to sell first offer fell thru because of this,, second one was Ok with the long standing right of use.. problems always were with snow removal and upkeep of driveway,, both properties had garages at rear and were a 6 plex and 4 plex.. 

I fell for the I will trade rent for work back in 1980 ish.. did not work then does not work now  :)  about the only way to consider it maybe is they do the work before they move in.. try that one and see how many take you up on it. !!!
