I understand you want the opinion of other investors, but ALL legal questions should be referred to a qualified legal professional in the field that covers your query. 

One of the huge exceptions is experienced RE professionals (investors, mortgage brokers, etc), they tend to get what agents will get them. 

I am 41 and was in your shoes, professionally, a decade ago.

And it is not to the present tenants benefit.Here in N.J. we are having issues with “professional” landlords and LLC’s.

Instead, you might consider asking questions along these lines:What is your educational and professional background (real estate or otherwise)?

Property Photos - Photos showing the existing condition of the property & major repairs needed.Experience - A brief bio of yourself, your experience & your business If you can present this info in a professional format it will help build credibility with your lenders and ultimately get you funding.

I ended up calling my plumber(Professional Plumber) who had just done a complete re-piping for me on a Foreclosure i bought.

On one hand, I can't see how the market can continue to support the existing price levels when dual-income professionals can't afford to buy even a starter home. 

Don't buy them just to look professional.

Might be worth talking to qualified professional.
