Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I bought with a cash-flow on day-1 and could tolerate two vacancies before creating red-ink, so it's crazy to be penny-wise and vacancy foolish.I know there are those here on BP that harp on hobby vs professional business operations, but there's more to the bottom line than just GSI - - consider the opportunity losses created by vacancies.

If mom and pop did poor marketing and you bring in professional-grade internet SEO and other methods you could theoretically double your revenue in one year without any additional cap-x.

A good real estate brokerage firm will not entertain or interview you if you do not have an active real estate license because those brokerages are top producing brokerage meaning those companies are buying leads with premium leads like Zillow and other sources.

My company has worked with many investors in your shoes ready to get out of active management and unlock their trapped equity.

If I recall, there is also a company offering a similar service.

Most Standard companies do not like a Renovation where part of the structure is occupied.
