In my case I found STR model (both ways) to consume too much time and effort to continue with them so discontinued it.

I have been doing some research on smart locks that are integrated with the major platforms.

For my medium term rentals, I don't require an application because I get mostly traveling medical professionals and digital nomads who are screened through the booking platform (hello landing).

Tellus is a solid no-fee platform. 

Not that negotiating a price and working through the expenses don't qualify for "most difficult," but, for me, the most time consuming part of fixing up a house is making all the myriad of decisions that are necessary to create a product that buyers will absolutely fall in love with and want to spend money on.

I could bring in an 18 wheeler and a dozer and make the house disappear for a bit over 10k but a gut to get ready to remodel can be more time consuming than you think.

First time setting up all the accounts and attaching them to your hootesuite account is the most time consuming but it is time well spent.

I work for a dealer and very often we get better rates than consumers (we exclusively use credit unions).  

Although I certainly get a TON of value from the platform already, I found that more sophisticated, nuanced advice for financing commercial and multi-family real estate was sorely needed.
