We've gone almost 20 years with a tenant managing collections/repairs yet she is no longer with us and is irreplaceable. 

Little to no repairs needed, maybe 5k or less on paint in some places. 

Hello fellow Delaware bp member,So far from what I have seen it can vary based off of what repairs needed for the townhome.

Some of those have 8 to 10 hour battery life and can be repaired much easier (and cheaper) than an Apple product. 

I have not seen the property yet to estimate repairs as I have just placed it under contract and it is three hours away.

hypothetically 4 units should reduce income vacancy risks if bought right but still need manage reduce tenant risk by screening and ensuring their numbers work as well as buildings numbers...plowing, trash, lawn, repairs, management,not just p.i.t.i.

Otherwise I'd really appreciate getting on the phone with someone. 

I'm sure there isn't an exact formula and it depends on the area and other factors, but if there are rough rules that people follow it would be helpful for me to hear them.Lastly, the cash flow on this property isn't going to be much (after setting aside 5/5/5 for vacancy, repair, and cap expenditures) until I am able to bring the rents up to market rate, so I will be managing this property myself.
