This is really hard, from a financing perspective. 

There's not a lot of information out there from an employee's perspective on a 404c, but this appears to be a great option for the corporation to reduce liability from losses it's employees might experience while investing.

I under stood her perspective but also was firm in that I needed her to make these offers because those were the prices where my numbers made sense.

That helps put things in perspective a bit. 

Has anyone had an amazing experience with any bank/credit union/lender (local or nationwide that loans here in Utah) that could make things relatively simple from a Portfolio Loan perspective?

Let me give you a perspective from a guy that pays cash for homes and likes to own them outright.  

I would also suggest since its a larger purchase to have an electrician, plumber, hvac, type people do their own perspective inspections, It may cost a little more but will give you a better piece of mind.
