$50k Single Family Lease option or a Duplex $50K Both rent $1200

Interested in hearing the logic and  perspective of the BP investor network.  

Question: Which do you think are the best way to go?  

1. Single family purchased for $50K, Rents for $1200 per month, no deferred maintenance. SFR warrants a $3K option deposit 5 year term option price 15% more than current purchase price.

2. Duplex that rents for $1200 per month, no deferred maintenance.  Assume the value will be $65K in 5 years.

Cash flow $700 or duplex and $600 for Single Family.
