I stand to make a good profit as I did in my first flip but like my first flip, we spent way too much time on it. 

So you can stand out easily with professional listing pictures and decently update buildings. 

You don't contact the other party until you have some definite Leverage that you can negotiate.

Most contractors subcontract the work to someone else and then you have another layer of profit for a 3rd party included.

The other thing to consider, especially with a SFR is the potential of someone throwing a party and trashing the place.

It depends on the specifics of the deal, the relationship between the parties and what each party thinks is fair.I would suggest sitting down with her and having a discussion about it -- something you probably should have done earlier, but better late than never...

@Andy Mirza frankly I did not trust the party that put me on title so I secured an attorney to navigate the issue and act in my best interest.

So, here is the interesting thing: A Realtor cannot pay a referral to a non-licensed person if the Realtor represented one of the parties in the sale as a Realtor (i.e. listed the property, seller or buyer is a client etc.).
