When you go farther SW or NW it tends to get too expensive for good cash flow on multi-unit properties.SFRs are managed easier but should be purchased in towns with a high rental density to avoid long vacancies (with only 1 home, when the tenant's leave it could be hell on the landlord if it becomes hard to fill that 1 vacancy).

i'm an investor/realtor in Fresno, if I can help you out in any way (i.e. referral for property management company-if you choose to go that way) please don't hesitate to reach out. as far as the roof and AC go, you can always get a roof inspection from a licensed roofing contractor they aren't real expensive, i've seen them at $50.

Whilst any assessment cannot be final at this stage it seems we have incurred ceiling damage to units 17 and 18.Terry has instructed Mr Cox to commence repairs immediately and keep a tab on expenses for a possible insurance claim.We feel sure you will agree that the priority is to get our tenants rehoused without any avoidable delay.
