When you go farther SW or NW it tends to get too expensive for good cash flow on multi-unit properties.SFRs are managed easier but should be purchased in towns with a high rental density to avoid long vacancies (with only 1 home, when the tenant's leave it could be hell on the landlord if it becomes hard to fill that 1 vacancy).

Hi @Ken VirziI just replaced a roof on one of my single family and that was expensive. 

i'm an investor/realtor in Fresno, if I can help you out in any way (i.e. referral for property management company-if you choose to go that way) please don't hesitate to reach out. as far as the roof and AC go, you can always get a roof inspection from a licensed roofing contractor they aren't real expensive, i've seen them at $50.  

I don't like it - I think you are missing management fee expense, repairs reserve, and capX reserve. 

California is too expensive. 

Add in there too against the expenses of the personal house condo fees, if she's wanting a condo.

So pretty expensive if not working; my husband worked up there.

I know California is expensive, but you can take the 50K and use it as a downpayment for a local propoerty.  

Whilst any assessment cannot be final at this stage it seems we have incurred ceiling damage to units 17 and 18.Terry has instructed Mr Cox to commence repairs immediately and keep a tab on expenses for a possible insurance claim.We feel sure you will agree that the priority is to get our tenants rehoused without any avoidable delay.
