In my area, I can find MLS rental leases on line or talk to a real estate agent and have them send you one.  

I have found tons of these deals online but when we sit down and hash things out . the sellers terms are often ridiculous and can’t be negotiated.

I use QuickBooks Online and can produce that and many other reports at a moment’s notice (second important one is profit and loss).

Also, is online banking a viable alternative?

My advice is for you to pay very close attention here in BP cause there is a lot you need to know about Real Estate Investing and i believe that BP has the best platform for you to get connected with Real Estate Investors that has been successful,get to ask them how they started and learn a lot from them.People here are amazing so don't be afraid to ask anything you don't know.

However, similar to raise capital, you need to bring something to the table in order to convince them to partner up with you.Creating a thought leadership platform where you interview experience apartment professionals can help increase your credibility in the eyes of prospective investors too.

It is largely all done online.
