Regarding insurance, i would recommend working with an insurance broker (happy to DM you the one i utilize) and they can shop for the best one for your rental.

Probably well over 1/2 of the auctions don't happen because they get cancelled by the courts for one reason or another.

I would call around to as many lenders as you can and just find one that you feel is the best fit and communicates well with you.

I would recommend shooting smaller as well as working on getting your real estate license if you do not already have one as that is a big deal for most PM companies.

Take that and multiply it by every part of a property that can be damaged and you see why the insurance companies are losing so much money.To put it in perspective if the mortgage industry was losing money like this no one would be able to get a mortgage - period end of story.

There are ways to conduct a one-time restoration of benefits, or to restore benefits, but those require you to refinance the existing mortgage into a conventional loan, or no longer own the home, so they probably aren't worth it with your current scenario.
