Sorry, 12,000+posts and I'm lost at finding them, but I'd say if you entered "Avoid Due on sale" it will be there, it wasn't initially my post.Banks have written loan policies they must follow, large one like BoA will call it, they don't care if it's performing, depends on the mood of the days it seems, but larger banks tend to lower the hammer.

This is something I teach in my rentals class and so far, it has worked every time with the landlords that have used it......Getting a tenant to move peacefully and without causing physical damage is hard to doTenants being evicted tend to feel victimized and when they get upset they are a risk to do physical damage to the house and leave behind mountains of trash.It will take a minimum of three weeks to legally evict a tenant and can cost in excess of $500 (Texas Law).Owners tend to reason that they will keep the security deposit to offset losses but a tenant can cause thousands of dollars in damage in minutes.Let the tenant know that you have filed to evict them and give them a copy of the eviction papers.

Now that I have a PM, I'm having more issues (the vet records are a good idea that we're trying to add in at turnovers), but still, when people know you are meeting their dog and it must be clearly trained before the lease is signed, it tends to weed out most of the bad ones.

@Carlton Bynum - to your list I would add to check: gutters and downspouts (especially since the bottom of the downspouts might be buried in over a foot of snow); heating system air intakes and exhaust openings (with direct vent units these are close to ground level and could get buried); nearest fire hydrant being accessible in case it is needed (snow plows tend to bury them).

Although Equity Trust tends to be over protective when preventing you from doing prohibited transactions, so far, I prefer that to the possibility of losing my tax status of my IRA by using a checkbook style IRA owning an LLC.
