I guess this is all to say its already been eye-opening to the number of variables just calling around to a nearby parks. 

The river is nearby (a few blocks).  

I will say, if you pick a bold color, it has to make sense-- don't put it on a 800 sq ft rancher in a rural area, if other houses nearby are picking stronger colors, it will fit in, but if it's the only non-white/grey... it will look odd.   

If you can't find a local MH investor, don't be afraid to approach the owner or manager of a park nearby that looks to be well run.

I have been only looking in near by States that are 5-7 hours away.

Find the nearby apartments that are getting the desired rents.

Since this is a sellers markets, prices of houses are at highs, with the addition of people moving out of nyc to nearby areas because of the pandemic, I was wondering if anyone who knows the area thinks it’s still possible to find a good deal that will allow for the incoming rent to pay for the mortgage and expenses?

First place you should go is your local REIA (Real Estate Investment Association) or BiggerPockets Meetup group if there is one nearby.
